What we offer

  • Our full-service offering takes care of everything to make your modular home journey easy and stress-free. From obtaining permits and preparing the site to delivering and setting your custom home, we handle it all. We’ll connect plumbing, electrical, gas, well, and septic systems, finish the siding, trim, and drywall, and even build garages, porches, decks, and driveways to your specifications.

Our goal is to handle every detail, so all you have to do is move in and enjoy your beautiful new home.

  • At CHS, we take care of the home site work, delivery, and installation of your custom modular home. This includes managing excavation and foundation-related permits, pour the foundation, and expertly delivering and setting your home. Once the home is set on the foundation, your contractor can take it from there to complete all the sitework and finishes.

  • We handle the delivery and installation of your custom modular home, while you take care of the remaining site preparations.

In short, anything that does not get handled in the factory is the buyers responsibility.

Why Modular Wins

Modular homes offer the best of both worlds—the customization and quality of a stick-built home with the added benefits of efficiency, speed, and precision from factory construction. Built to the same standards (or better) as traditional homes, modular homes minimize weather delays, reduce construction waste, and provide exceptional durability, making them a smart, reliable, and cost-effective choice for today’s homeowners.

TRADITIONAL STICK-BUILT MODULAR MANUFACTURED
Construction Quality
Built on-site, vulnerable to weather and delays.

Built indoors under controlled conditions, minimizing weather delays and material damage.

Factory-built but with lighter materials that may feel less durable.
Customization
Fully customizable but can take longer to build.
Highly customizable—similar to stick-built homes.

Limited customization options.
Speed of Construction
Slower build time due to weather and on-site factors.
Faster build time due to simultaneous site prep and factory construction.

Quick construction but often less quality-focused.
Durability
Built to local codes, durable but subject to site conditions.
Built to meet or exceed local building codes. Designed to be transported, making them extremely strong.

Built to HUD code, often less robust construction.
Cost Efficiency
Costs can increase due to weather delays and material waste.
Controlled environment reduces waste and labor costs. Predictable pricing.

Lower cost upfront, but often with less long-term value.
Energy Efficiency
Energy-efficient options depend on builder and upgrades.
Energy-efficient designs and insulation options available.

Standard energy efficiency, with fewer upgrade options.
Inspection Process
Inspections take place at various stages on-site.
Inspected throughout the factory process and again on-site.

HUD inspections in the factory only.
Weather Delays
Prone to weather delays that extend timelines.
Minimal delays as construction happens indoors.

Not applicable since built entirely in a factory.
Resale Value
Traditionally retains high resale value.
Comparable to stick-built homes due to high-quality construction and custom finishes.

Depreciates faster compared to modular or stick-built.
Foundation
Built on a permanent foundation.
Permanent foundation, like stick-built homes.

Often placed on temporary piers or chassis.
Appraisal Value
Appraised traditionally based on local market.
Appraised the same as stick-built homes.

Appraised as personal property, not real estate.
