A modular home is a home built off-site in a controlled factory environment, then delivered and assembled on your property. It’s built to the same building codes as traditional stick-built homes, offering the same quality, durability, and design flexibility.

How is a modular home different from a manufactured home?
The main difference is building codes. Modular homes are constructed to meet local and state building codes, just like stick-built homes, while manufactured homes follow federal HUD standards. Modular homes also offer more customization options and can be permanently placed on a foundation.

BUILDING PROCESS

How long does it take to build a modular home?
Once your site is prepped and permits are in place, the modular construction process is typically faster than traditional building.

What’s included in the process?
We handle everything from securing permits and preparing your site to delivering and setting your home. We also manage plumbing, electrical, well, septic systems, and more to ensure your home is move-in ready.

What about inspections?
Modular homes undergo rigorous inspections both in the factory and on-site to meet all local building codes.

COSTS AND FINANCING

Are modular homes more affordable than stick-built homes?
Yes, modular homes often cost less due to the efficient building process. You’ll get the same quality and durability without the extended timelines or weather delays of traditional construction.

Do you offer financing options?
We don’t provide financing directly, but we can connect you with trusted lenders who specialize in modular home financing, and will partner closely with your lender to ensure the process goes smoothly.

DELIVERY AND SETUP

Do you deliver outside of Michigan?
Yes, we can deliver your home to select nearby areas. Delivery up to 250 miles from the factory is included, but additional distances may require a fee. Contact us for details about your location.

What happens on delivery day?
On delivery day, your modular home is set on its foundation using a crane. This process is carefully managed to ensure a seamless installation.

WARRANTY AND SUPPORT

Do your homes come with a warranty?
Yes! All Heckaman Homes come with a structural warranty, and we’ll provide details specific to your home during the buying process.
